Project Description

The existing roof is multi-ply, built-up roofing (BUR) with a granular-surfaced cap sheet. The existing BUR was losing its reflective granules and the waterproofing asphalt had deteriorated. Furthermore, the flashings and air conditioning curbs were cracking, allowing water to enter the buildings. The building operates as a commercial warehouse space. Over time, the building occupants had increasingly experienced more and more leaks. It came to a point where reactively patching leaks were problematic as water started to damage the occupants’ personal equipment, as well as their warehouse inventory.

Challenges

The tenant regularly imported and exported goods. It was important that this roofing project was seamless, allowing the building tenant to continue operating throughout the roofing project. Since this roofing project consist of installing an acrylic roofing system, HP Roofing Pro did not have to do any extensive tear-off which could have impacted the tenants’ normal operation. An acrylic roofing system is a fluid-applied system that would go over the existing roof system to provide waterproofing to the building.

Results

The building owners reached HP Roofing Pro for their expert knowledge in the roofing industry and their unique expertise and approach to sustainable roofing. They were receiving quotes from other roofing contractors for an extensive tear-off and reroof that was about 2-3 times the price

HP Roofing Pro quotes them. Moreover, the tear-off application would have impacted the building tenant’s business operations. The primary issue for the roof was that the waterproofing was no longer functional.

HP Roofing Pro recommended an acrylic-coated roofing system to be installed over the existing roof membrane. Acrylic roofing systems are durable and versatile. Their primary function is to add a waterproofing layer on top of the existing roof membrane. Furthermore, these systems are primarily in white and other light colors. They are extremely reflective of the sun’s UV rays and reduce heat transfer into the building.

As a result, less energy would be required to cool the interior space during a warm day, saving the business owners money on their energy consumption.
